Perry Town Planning Projects Update

An update on the status of current and recent projects being managed by Perry Town Planning in March 2015 includes the following:

Beaumaris RSL Subdivision

VCAT has issued a permit for a 20-lot subdivision of the Beaumaris RSL site on Balcombe Road after our client appealed Bayside City Council’s failure to determine the application. The matter was heard over five days in February with Perry Town Planning providing support to the legal team and expert witnesses in preparation of the case. The VCAT decision approved the subdivision including 11 lots fronting a new access road from Balcombe Road, preservation of landmark trees, and the regeneration of the site through a comprehensive landscape plan establishing new planting alongside controls to require landscape plans for the dwellings to be established. The lots are to be sold for development as single house sites to feature bespoke designs that fit within the features of the site and suit the needs of the future occupants. The subdivision is considered to be the first land release of its scale in Beaumaris since the 1960s.

Ryan Street, Footscray

Maribyrnong City Council issued a notice of decision for a five-storey apartment building with ground floor retail in Ryan Street, Footscray. The former vacant lot will be will occupied by nine apartments, including three-bedroom penthouse, and two retail spaces on the ground floor.

Balmoral Avenue, Springvale

An application for a 10-storey mixed use development in Springvale activity centre is currently being assessed by the planners at the City of Greater Dandenong. Intended to replace the existing Golden Plaza shopping arcade on the corner of Balmoral Avenue and St John Avenue, the proposed building will feature 22 retail tenancies over two levels, 119 apartments, a function centre and two levels of basement car parking.

Dollar Drive Residences, Wye River

In conjunction with JCB Architects and Grant Amon Architects, Perry Town Planning obtained planning approval for the construction of two architecturally designed residences overlooking the village of Separation Creek on the Great Ocean Road.

Burwood Road, Hawthorn East

Perry Town Planning amended a permit issued by VCAT for a five-storey mixed use building to allow for an increased number of apartment dwellings. Due to the sensitive nature of the existing approval and objections from the community, changes to the building were mostly internal, with alterations to the facade and elevations of the building kept to a minimum. We successfully mediated an agreement between all objectors and Council officers at VCAT to consent towards the proposed changes to the building.

Pelham St, Carlton

Five day hearing at VCAT has successfully concluded with Perry Town Planning representing an Owners Corporation objecting to an 8 storey apartment building in Carlton. The site is within a complex heritage context opposite the Royal Exhibition Building, protected by multiple layers of heritage policy including the National Trust, UNESCO World Heritage and inclusion in a World Heritage Environs Area. Our points were upheld by the tribunal and a favourable decision was issued.

Racecourse Road, Flemington

A planning permit application has been lodged for a nine-storey mixed use building comprising 72 apartments, retail tenancy, and basement car parking.
