Fixed fee · Victoria wide

Can your block be subdivided? Know in 24 hours.

A planner-reviewed feasibility report for any Victorian address — realistic lot yield with the reasoning shown, the controls that govern your land, constraints, indicative costs and the pathway. $275 inc. GST. No inspection, no consultant runaround, no waiting weeks.

What the report covers

  • Realistic lot yield as a range — conservative, likely and upper — with the arithmetic behind each figure
  • The zone, schedules and every overlay, quoted from the planning scheme in force the day your report is prepared
  • Title and encumbrance review where you supply the title — easements and covenants that shape a layout
  • Nearby planning-permit precedent from the State permit register
  • Constraints marked plainly: present, not identified, or needing specialist confirmation — and which specialists
  • Desktop servicing indication — water, sewer, power, stormwater
  • An indicative concept sketch of the division
  • Indicative costs and a staged timeline for the whole process
  • A planner's opinion of the probable outcome, and your next steps in order
  • If subdivision doesn't work: what you can do instead, from the scheme itself

How it works

  1. 1
    Order

Tell us the address and pay the fixed fee — that's all we need to start. If you have a copy of the title, email it to us and the report will assess your easements and covenants too.

  2. 2
    We assess

Our assessment engine reads the scheme in force, the state cadastre and permit records for your land; a member of our planning team reviews, adjusts and signs off every report personally.

  3. 3
    Delivered in 24 hours

The PDF arrives by email within 24 hours on business days (Monday for weekend orders) — ready to take to a surveyor, your bank, or straight back to us to run the permit application.

Common questions

How fast will I get my report?

Within 24 hours on business days. Orders placed on a Friday, Saturday or Sunday are delivered on Monday. The report arrives by email as a PDF.

Who prepares the report?

The assessment is produced with Perry Town Planning's own assessment engine and every report is reviewed and signed off by our planning team before it is delivered. Perry Town Planning (F. R. Perry & Associates Pty Ltd) has practised town planning across Victoria since 1999.

What if my land can't be subdivided?

The report says so plainly, shows which control forecloses it, and sets out what you can do instead — for example a second dwelling or dual occupancy where the zone allows one. Knowing early is the point of a feasibility report.

Is this a subdivision application?

No — it is a desktop feasibility assessment to inform your decision before you spend on surveyors and design. If you proceed, we can act for you on the planning permit application as a separate engagement, and the report becomes the brief.

Do you inspect the property?

No. It is a desktop assessment from the planning scheme, state mapping and public records — the same first step a consultant would take, delivered in a day rather than weeks. Boundaries and levels remain subject to survey, and the report lists exactly what needs specialist confirmation.

The report is a desktop feasibility assessment prepared from public records and the planning scheme in force at the date of preparation. It is not a planning permit application, a survey or a guarantee of approval; boundaries, areas and levels are subject to survey. Issued by F. R. Perry & Associates Pty Ltd, trading as Perry Town Planning.
